The luxury real estate company Promora, together with the prestigious business newspaper Expansión, has organised a meeting with four prestigious architecture studios to reveal the latest trends in luxury architecture.
Representatives from López y Tena, Bueso-Inchausti & Rain, Mecanismo and Gallardo Llopis participated. Architects with a great deal of experience in the luxury market, having designed houses and mansions for celebrities, big businessmen and international fortunes. These were their conclusions:
Tailor-made homes: These are homes in which every last detail is designed according to the client’s tastes. The house has to represent the lifestyle of the owner and his family.
Renovated spaces: The search is for homes with larger spaces, large living rooms and bigger rooms. For this reason, the trend is to completely refurbish houses, and even, in many luxury developments, to demolish the newly purchased houses and rebuild new houses with more modern and up-to-date architecture.
Growing interest in design: Building materials, interaction between the different areas of the house, and privacy are features that are increasingly being taken into account by luxury homeowners. They are looking for impressive foyers that surprise guests, large open-plan spaces that communicate with each other, and large windows that integrate the interior with the exterior of the home.
Kitchens are gaining prominence: Whereas in the past in luxury homes the kitchen was more closely linked to the service area, now it is integrated into the public part of the house. Here the owners can cook with their friends and family. Many of these homes also have auxiliary kitchens for daily cooking.
Reduction in the number of rooms: Large, more private rooms are preferred, with their own bathroom, dressing rooms and even living rooms. We find large houses of more than 500m2 with only four main rooms.
Enjoying life: One of the objectives of this type of luxury homes is that they are designed for the enjoyment and relaxation of their owners. That is why it is not unusual for them to have indoor swimming pools, complete spas, gyms, cinema rooms, wine cellars and games rooms.
Finally, Gonzalo López-van Dam, Partner Owner of Promora and Director of the La Moraleja office, commented on the current state of the luxury real estate market. A market that is still dynamic but has not reached the pace of 2022. While the sale of low-end prime properties (those between €800,000 and €1,400,000) is stalling with rising interest rates, the ultra-luxury segment remains in steady demand.
