You can find villas with garages for more than eight vehicles, complete spas, large, heated pools, chill-out terraces, discotheques, cinemas, perimeter security systems and other truly luxurious facilities.

Which residential developments contain the most luxurious villas in Madrid?

Without a doubt, the most luxurious and expensive villas in Madrid are to be found in La Moraleja and La Finca. They are the two most exclusive residential estates in Madrid and have the most impressive villas. We refer to homes with a gross floor area of more than 1,000 m² and exclusive facilities (heated pools, discotheque, lift, wine cellar, etc...). However, these residential developments also include smaller, more affordable villas. For example, in the El Encinar area, next to La Moraleja, or Prado de Rey in the La Finca residential complex.

Other noteworthy areas are the residential estates located in Aravaca and Pozuelo, such as La Florida, Valdemarín, Monteclaro or Monteprincipe, and those located along the Burgos Road, such as Fuente del Fresno, Ciudalcampo or Santodomingo, a little further away from the city centre, but with excellent transport links. There are also some areas in the centre of Madrid with high-end villas, such as El Viso and Puerta de Hierro, but they are very scarce and difficult to find in the real estate market.

How much does a villa in Madrid cost?

It depends a lot on the residential complex or area where it is located. In La Moraleja, prices range from €6,000/m² for a medium-sized villa to over €10,000/m² for an ultra-luxury villa. This would amount to approximately two and a half million euros for a 400-500 m² villa and almost 20 million euros for a mega home measuring over 2,000 m². These prices are very similar to those of other luxury developments such as La Finca, Somosaguas or La Florida. In residential developments further away from the centre of Madrid, such as Fuente del Fresno, Ciudalcampo, Montealina, Monteprincipe, Majadahonda or Boadilla del Monte, the price can drop to €2,000/m² and 400 m² villas can be purchased for less than one and a half million euros.

The price also depends on the size of the plot and the condition of the villa. Prices slightly below market can be arranged for a property that needs to be refurbished or has a small garden.

Luxury new-build villas

In Madrid, there are several options for purchasing a luxury, new-build villa. You can acquire an empty plot or one with an old villa that needs to be renovated and build a villa from scratch to the taste of the new owners. The best residential areas for this are La Moraleja, La Finca and La Florida. The latter has many old villas that are ideally suited for renovation or demolition, making the most of their consolidated gardens.

Another option is to purchase a luxury villa under construction. Many investors and developers place impressive villas on the market before they are built. These projects are sold during the construction process, which has two advantages. Buyers can adjust the layout and some details to their tastes or needs, as the construction work has not been completed. It reduces delivery times, which can take several years in this type of housing.

The final option is to buy a villa in a new development project. Although development projects tend to include terraced or semi-detached houses, sometimes small projects are designed to include just a few neighbours and villas based on the same architectural style but each with its garden and pool.
